Valuation model
Gradient-boosted residential AVM trained on county-recorded sales and assessor rolls. Held-out MAE reported alongside the most common comparable AVM benchmark for the subject tract. Confidence band reflects model variance, not transactional certainty.
Opportunity Zone qualification
Tract-level qualification follows IRC §§ 1400Z-1 and 1400Z-2, made permanent under Pub. L. No. 119-21. Qualification is recomputed nightly from the canonical Treasury designation list.
Bias audit
Each valuation logs disparate-impact ratio across protected-class composition of the surrounding tract, per HUD AI Fair Housing Guidance (May 2, 2024) and the Interagency AVM Quality Control Rule (June 24, 2024). PASS, REVIEW, FAIL thresholds: ≤1.10, 1.10–1.20, >1.20.
Governance
Model lifecycle, monitoring, and incident response follow the NIST AI Risk Management Framework. Audit logs are retained for the life of the engagement plus seven years.
